Find The Land Before You Design The Building

Most steel projects stall on the parcel, not the building. Wrong zoning, no access, drainage nobody costed. We work with a vacant land and pre-construction specialist so the site is right before the design starts.

Vacant Land And
Pre-Construction Property

Buying a parcel with a building in mind is a different transaction from buying a house. What matters is zoning, utilities, access, setbacks and what the county will let you put on it.

For that we point clients to a specialist rather than pretending to be one. If you are looking for land to build on in Florida or Georgia, or you are under contract and want a second opinion before closing, start there. Then bring us the site and we will tell you what it will carry.

Before You Close

Four Things To Check On A Build Site

These are the ones that turn a cheap parcel into an expensive project. We look at all four during the free site evaluation.

01

Zoning & Permitted Use

What the county will actually approve on the parcel, and whether your intended use needs a variance you may not get.

02

Access & Utilities

Road frontage, driveway permits, power capacity, water and sewer or septic, and what it costs to bring any of it in.

03

Drainage & Retention

Florida sites frequently need retention. That takes usable acreage away from your building footprint and adds civil cost.

04

Soil & Setbacks

What the ground will carry without expensive remediation, and how much of the parcel the setbacks quietly remove.
